Once an offer is presented, we will help obtain the best terms and price, always promoting your interests. Offers are typically initiated by buyers through their realtors. Information included in offers are the amount the buyer is offering to pay, closing and occupancy dates, contingences such as inspections and mortgage commitments, and personal property included or excluded. Counter offers are common practice and H&M Realtors help with negotiations until agreeable terms are attained. When an acceptable offer has been reached between both seller and buyer, we help you through transaction obligations, including home inspections, to make certain all deadlines are met. Buyers have a final walkthrough to verify that your property is in good condition and all agreed upon repairs have been completed.
At closing, all parties sign the necessary paperwork to complete the transaction. Property title is transferred from you to the buyer. Keys are given to the buyers and you receive payment for your property. The title company subtracts funds to pay off existing mortgages and other transaction costs. Loan papers, deeds and other documents are prepared, signed and filed with the local county recorder’s office.
