Deed Restrictions Help Protect Property Values
The Greenbelt Group and Hidden Oaks Estates have developed deed restrictions to protect the value of your home and investment.
A summary of the restrictions include:
- Architectural Control Committee (ACC) provides harmony of design and appearance
- Only single-family homes with minimum 2300 sq. ft of heated living space
- One home per lot
- No subdividing lots
- Minimum 75% masonry exterior
- Concrete driveways
- No commercial activity
- No free-roaming pets; maximum of three dogs and two cats
- Signage restrictions
- No exterior antennas or satellite dishes visible from streets, common areas, trails, or other lots
- Fencing approved by ACC. Developers prefer four-rail fence but will consider privacy fence.
- Homeowners’ Association dues $225 per year
