Deed Restrictions Help Protect Property Values

The Greenbelt Group and Hidden Oaks Estates have developed deed restrictions to protect the value of your home and investment.

A summary of the restrictions include:

  • Architectural Control Committee (ACC) provides harmony of design and appearance
  • Only single-family homes with minimum 2300 sq. ft of heated living space
  • One home per lot
  • No subdividing lots
  • Minimum 75% masonry exterior
  • Concrete driveways
  • No commercial activity
  • No free-roaming pets; maximum of three dogs and two cats
  • Signage restrictions
  • No exterior antennas or satellite dishes visible from streets, common areas, trails, or other lots
  • Fencing approved by ACC. Developers prefer four-rail fence but will consider privacy fence.
  • Homeowners’ Association dues $225 per year
