Make sure your property is clean and well kept throughout the listing process. For homes, shine appliances, vacuum or shampoo carpets, polish floors and clean windows. Remove clutter.

Keep kitchens spotless and remove as much as possible from countertops. Make sure closets do not appear full. Personal pictures and extra furniture should also be removed to visually expand and de-personalize rooms. Get rid of offensive odors. If necessary, light candles or bake cookies before showings.

Outside impressions are just as important as the interior. Trim shrubs, weed flower beds, mow lawns and sweep driveways and walkways. Liven up the appearance with seasonal flowers in beds or pots. Fix all items not in working order. Repair minor flaws, leaky faucets, touch up or add a fresh coat of neutral paint. Remove extra cars and put toys away.

Open curtains and turn on lights, increasing wattage if necessary. Keep the home’s temperature comfortable.

When your property is being shown, leave buyers alone with their agent. Interference could hurt a possible sale.
